We handle leasing, rent collection, maintenance coordination, inspections, and owner reporting so you have someone responsible for the daily work.
Our team checks property conditions, reviews vacancies and unpaid balances, and follows up on outstanding work. Each month, we explain the activity behind your financial reports and identify items that need attention. Before management begins, we review the fees and responsibilities with you so you know what to expect.
A rental home and a large apartment community require different levels of staffing, reporting, and coordination. We review the property’s condition, leasing activity, finances, and existing arrangements before recommending how we would manage it.
We will also discuss your priorities, the decisions you want to stay involved in, and where you need more support.
You should know who to call and what is happening at your property. We keep owners informed about significant issues, explain decisions that need approval, and follow up on outstanding questions.
We perform monthly exterior inspections and annual interior inspections once the property is onboarded. We document concerns, identify work that needs attention, and follow up on the next steps.
We help residents with questions, maintenance requests, lease matters, and concerns about their homes. Keeping residents informed and addressing problems helps us care for the property and resolve issues before they grow.
Your monthly reporting includes notes about leasing, unpaid balances, significant expenses, property condition, and outstanding work. We explain what happened during the month and what we are doing next. The underlying financial reports remain available through your owner portal.
We coordinate maintenance, follow up on outstanding work, and review expenses. When a repair or project needs an owner’s decision, we explain the issue, the proposed work, and the cost information available.
We review advertising, inquiries, applications, and the work needed to prepare vacant homes. When a property is not leasing, we look at the price, presentation, condition, and response to inquiries so we can decide what needs to change.
We coordinate with your outgoing manager to request leases, resident files, financial records, and other information needed for the transition. We review the records, contact residents, and help them get set up with Sheraton.
You remain involved where your authorization or a decision is needed. We handle the coordination and can move as quickly as the situation requires.
We explain the proposed management fee, any separate charges, and what is included before you sign. Sheraton does not charge an onboarding fee.
Your proposal reflects the property and the work involved. We will walk through it with you and answer questions about how charges are calculated.
Every property is different, and the best place to start is a straightforward conversation. Tell us what you own, what is working, and where you need help. We will learn more about the property and give you an honest assessment of whether Sheraton is the right fit.
